Read full profileReading the records together
A title review compares deeds, the chain of ownership, survey records, mutation and possession rather than relying on one document. We check whether the seller or representative has the authority claimed and identify gaps, encumbrances or competing interests. Registration does not repair a defective title.
Partition, boundaries and preserving evidence
In a co-owned or inherited holding, the shares, actual occupation and proposed division need to be distinguished. Survey plans and technical measurements may require a qualified surveyor. If possession changes or documents appear forged, preserve records and obtain prompt advice on the appropriate protective remedy and forum.
Documents to prepare
Begin with a short non-confidential outline, parties’ names and urgent dates. After the initial checks, we agree which of the following records are needed and how to share them.
- Chain of deeds, certified copies and schedules of the land
- Relevant khatian, survey maps, mutation orders and land-tax receipts
- Possession records, boundary evidence and any acquisition notices
- Inheritance documents, previous judgments and pending case details
Common questions
Frequently asked questions
Does a registered deed guarantee good title?
No. Registration is important, but it does not cure a transferor’s lack of title or authority. A purchaser should investigate the chain of ownership, land schedule, encumbrances, possession and any competing claims before committing funds.
What should I check before buying land?
Review the deeds, relevant khatian and maps, mutation and tax records, possession, mortgages, litigation and acquisition issues. The required search depends on the land and transaction. Original and certified records may need to be compared.
Does mutation prove ownership?
Mutation updates revenue records and helps with administration, but it is not conclusive proof of title. Ownership disputes may require examination of deeds, succession, possession and court decisions. A favourable mutation record should not replace a title investigation.
Which forum deals with a land dispute?
Title, possession, partition, survey-record correction and administrative matters can involve different courts or authorities. We identify the dispute and relief before recommending a forum. Developer handover and apartment contract issues are addressed in our Real Estate practice.
How long do I have to recover possession?
Limitation depends on the legal basis of the claim, events, possession history and applicable exceptions. A general period cannot safely determine an individual case. Obtain advice promptly with the title papers, chronology and any previous proceedings.
